Give 10ft Distance Before Erecting Your Fence- Ogbe-nmudein Community Warns Developers
* Reiterates, 100ft Along Orogodo River Banks Belongs To Community/Local Government

Ogbe-nmudein community, located in Agbor, Ika South Local Government Area of Delta State, is sending a strong message to prospective developers: before erecting fences, give a distance of 10ft. The community has also re-iterated its stand that 100ft along the Orogodo river banks belongs to the community and the Local Government Council, as a result, the community warns against any structures being erected on this area.
This warning was handed down by Hon. Simon Okpali the Chairman Ogbe-nmudein Community Land Committee in the company of Mr. Kingsley Ottah Vice Chairman, Comrade Sunday Owah Secretary and other members of the Land Committee, in the committee’s office along Baleke Street, Boji-Boji Agbor on Tuesday, July 29, 2025.

Hon. Okpali, highlighted the issue of developers not leaving enough space from the road before constructing their fences. He also mentioned that some developers have been guilty of building their fences on top of gutters, a practice he strongly opposes. “The consequences of these actions could prove to be a major hurdle in the future, especially if the government decides to expand the road or install pipelines.” he said.
Hon. Okpali emphasized that these fences and buildings would ultimately be demolished, leading to a waste of resources for the developers.
Continuing, “The community is urging all developers to be wise and give enough space for any future infrastructure development, it is important to keep in mind, ‘penny wise pound foolish’ in the short-term can result in significant losses in the long run.”
“Not only does this benefit the community, but it also ensures that the developers’ investments are protected.” he pointed out.
Moreover, Hon. Okpali also emphasized the importance of respecting the community’s boundaries. According to him, 100ft along the Orogodo river banks belongs to both the community and the Local Government Council, and no one has the right to erect structures on this land without proper authorization. The community stands by this decision and would take necessary actions to ensure that these boundaries are respected, he posited.
Speaking further, he affirmed that prospective developers must adhere to the community’s guidelines in order to avoid any future conflicts and unnecessary expenses. ‘The community’s message is clear; give a distance of 100ft before erecting structures along the river banks, do not encroach on the community’s land.
He then urged everyone residing on Ogbe-nmudein land which is Boji-Boji Agbor and some parts of Ime-Obi (Agbor-Obi) to all work together to ensure responsible and sustainable development of the community,
